Do you know what ROI means?

ROI means "Return On Investment" or how much money that you spend will you get back when you sell your home.

If you are considering doing some work to your home it is important to look at the ROI Factor.  The images above demonstrate upgrading extensive landscaping, new roof install, as well as hardwood floors and patio or deck install (Source is "House Logic" and KCM).  These are larger projects and as you can see they can have a high ROI factor.  If you are looking to stay in your home for a year or two these might be worth the money. However, if you think you are going to move in less than a year sometimes smaller projects can be a good choice.

The things to look at are:

What is your home worth?  A Real Estate Agent can advise you on this.

What is your budget?  This is based on how much you need to net from selling.

What is your time frame?  If you are thinking 6 months or less to sell, depending on the overall condition of  your home, usually smaller projects are a good idea.

Smaller projects might be:

Weeding, mulching, trimming your yard or maybe plant a few small plants.

Update lighting through out the home. It doesn't cost a lot to update ceiling light fixtures, or bathroom lighting.

Paint rooms that need it (go neutral colors so Buyers can see their items in the rooms).

REMEMBER:

You want potential Buyers to pull up to your home and say "What a Lovely Home"! You want their first impression to be GREAT  then Buyers are more likely to overlook slight imperfections.
